I'm Zaid Hanna with The Hanna Group at Real Estate 38, and in this week’s market update, we’re seeing a tale of two markets unfolding right here in San Jose. The data shows that while some homes are commanding attention with multiple offers, others—despite similar exposure—are sitting idle. So what’s driving this divide?
As of this week:
1,137 active listings across San Jose (down from 1,220–1,230 just a short time ago)
460 homes pending, a figure that’s remained steady throughout the year
While inventory is tightening, buyer behavior hasn’t followed a predictable pattern. That’s because today’s buyers are more discerning than ever. They're not rushing into contracts—they’re shopping with intention, and they know exactly what they want.
To illustrate what’s happening, let me share two very real examples from our team:
Listing A: A beautifully remodeled home with strong curb appeal, located on a charming street, and featuring a detached garage converted into a home gym. Within days, over 40 people visited the open house and we’re anticipating 4–5 offers on the table.
Listing B: Despite similar open house traffic, we only received two offers, and one buyer backed out due to external factors unrelated to the home itself.
So, what made the difference?
Buyers are telling us: “If I’m going to pay today’s prices, I want turnkey.” That means thoughtful upgrades, standout features, and no guesswork on their end. Homes that feel "move-in ready" with unique touches—like custom renovations, smart layouts, or lifestyle perks—are winning the attention and the offers.
If you’re considering listing your home in this market, preparation matters more than ever. Homes that are priced well and presented beautifully are still commanding strong interest—and in some cases, outperforming recent comps. Buyers are even willing to go above the neighbor’s sale price if your home stands out.
Upgrades don’t always mean full remodels. Strategic improvements—like fresh paint, updated kitchens and baths, landscaping, or even staging—can make all the difference.
We’re in a unique moment: the number of listings is falling, and buyer demand is focused and selective. The opportunity to shine is real—but only if you position your property correctly.
