They also took all the time needed to answer my questions and relieve any concerns I had about the selling process. Once the process started, the "team" really kicked into action. Zaid responded right away and took time out of his Sunday morning to show us the house. We ended up putting in an offer two days later and...we got the house! Even better, it was actually our first offer on any house. During those two days, Zaid was very easy to reach, happy to answer any of our questions, and provided all the info and advice we needed to formulate our offer - which was spot on. Our home was priced way below market, so in some sense it might have been harder to predict what it would actually sell for, but he was right on the money (pun intended). We weren't quite the highest bid, but we ended up getting it thanks to The Hanna Group's meticulousness in putting together a competitive offer and Zaid's extra efforts in reaching out to the seller/listing agent. We worked primarily with Derek in searching for our home and he was equally as incredible. Derek was patient and responsive, and was able to set up viewings for us last minute and adjusted when viewings were no longer available or we found a different house we wanted to see (even day of). We saw a total of about 15 homes over a period of about 3 weeks and he came with us to every single house we toured, including over a holiday weekend. His expertise was invaluable, and he pointed out various things to watch out for as we looked at homes, and did his own thorough review of disclosures for homes we requested, and walked us through his thoughts (which was especially helpful for the first one because we had no idea what to be concerned about and what was easy to fix). We ended up putting an offer on 2 homes and the process was smooth and easy on our end with Derek, Zaid, and Nedda doing the heavy lifting while we just crossed our fingers! We lost out on our first offer to an all cash buyer (who we could not have competed with!) but through that offer process we felt even more confident in Derek that he would help us put together competitive but reasonable offers on future houses. We got another chance less than a week later and this time we were the only offer - this was another thing we appreciated about Derek, as he was in constant communication when the sellers agent to get as much intelligence as he could on competing offers, which helped in our pricing and contingency strategy. For this one, since we were the only offer, we were able to keep all the contingencies and come in at a fair price. He also helped advise us on various things we had concerns about with the home (it is an 80 year old home) and helped organize inspections to get things checked out beyond what the sellers had done. We ended up getting the house at a price that was below the comps and below our banks appraisal , which seemed unheard of to us in the Bay Area! The closing process was equally as quick and smooth and we were guided through the whole thing by Derek, who worked really well with our lender. We've been in our home for over a week now and we could not be happier. We are still in awe that we are sitting in our home just 2 short months after we first contacted Zaid for an initial consult. It was shortly after this that my wife and I decided to sell our current Santa Teresa home, and we decided to contact Zaid. I must say that it was a GREAT decision. Just chatting with Zaid on the phone I felt comfortable. He was personable, intelligent, knowledgeable of the area and the market, and just a genuine guy. We ended up getting off topic and talking about all sorts of things on that phone call from family to foreign policy. When he came to visit us at home to discuss our expectations, ideal scenario in selling, and timeline, he was the consummate professional. He was informative and honest and not leading us or pushy in any way. We laid out our ideal selling scenario, asking price, as well as the timeline (which was pretty short) and Zaid said that he could make it happen. He even had a friendly bet with my wife regarding meeting some of her demands. Hilarious. He stated that he would take care of everything and that we could contact him anytime with questions. Zaid is a man of his word as communication is key. He was in constant communication and was available any time via text, email, and even phone call. Less than two months later, I'll be moving into a beautiful home and couldn't be more thrilled. Nearly every day, I'd text a bunch of messages to Zaid asking him anything/everything that came to mind as we browsed homes online and planned tours. Without fail, Zaid would respond almost immediately with an informative answer. Furthermore, for every piece of paperwork we encountered along the way, Zaid would walk me through it line-by-line to ensure I understood exactly what it meant. Because of Zaid in particular, I've learned far more about the intricacies involved with navigating the home-buying process. Another bonus: Zaid is super friendly and genuine people. I'm sure many agents say they care about their clients, but Zaid has proven that to me with their actions multiple times. For example, we initially found a condo that we loved and made an offer. On the day the sellers were meant to review all the competing offers, Zaid was constantly in communication with them and passing along every bit of information to me. Documents were signed, offers were made, and a counter offer finally arrived late in the night. To my horror, I had fallen asleep when the counter offer was issued and, despite Zaid's multiple attempts to contact/awake me, I saw it too late -- the sellers had accepted another offer. So I had essentially wasted Zaid's entire day (and more) by not being alert when it mattered most. So how did Zaid react? He told me it was no problem, mistakes happen, and it's time for us to get back out there touring homes. In the time between that event and us making our offer on the next home a few weeks later, Zaid's dedication didn't waver a bit. We ended up finding a property even better for us than the offer we missed out on. Finally, Zaid and his staff work with excellent people all around. When our appraisal came up short $15k, he and his team fought tooth and nail to bring it up to what we believed was the true market value. When the appraiser didn't budge, Daniel was able to give me a credit on my loan of about $4k to help with the increased closing costs. There are too many examples to list here where these people went above & beyond to give me the best experience when it wasn't necessary. We had heard stories from friends of realtors who were too pushy and would push you too hard towards buying a particular house. We definitely didn't want that. We saw a few yelp reviews of Zaid & Shilpa and the Hanna group and they specifically mentioned Shilpa being caring and not pushy. So we contacted her and really liked having her as our realtor. They provided us with comparables for every house we were considering, read us the disclosures so that we understood them and were always in constant communication. Even if a particular house satisfied all our requirements, we felt comfortable telling her that we didn't like how the house felt and didn't want to make an offer. In fact, once we came across a home that was way beyond our budget and requirements, but we loved it so much, we asked Zaid & Shilpa if they minded us making an offer knowing it was mostly going to get rejected. Our whole buying process stretched past the 3yr mark and very rarely were they pushy about submitting higher offers. Typically, Bay Area real estate can sell at premiums above list and Zaid/Derek always have the data ready to help us make an informed decision, even if it requires us submitting higher bids. They are great with data and we appreciated the fact that they also ensured everything is well even after the transaction is complete. They have a unique way in submitting offers and do their very best to transfer all the stress away from you.
